Which roof is right for your house?

Every roof we install meets the Miami-Dade High-Velocity Hurricane Zone code. The real differences are cost, weight, lifespan and how the house looks. Here is how we explain it at the kitchen table.

Concrete or clay tile

The classic South Florida roof. Heavy, quiet in the rain and very long-lived. Needs a strong deck and the right foam or screw attachment for wind.

Lifespan
40 to 50 years
Typical re-roof
$12 to $17 per sq ft Concept
Best for
Mediterranean and Spanish-style homes

Architectural shingle

The lowest cost per square foot and the quickest install. Modern shingles rated for 150 mph winds hold up well when they are nailed to code.

Lifespan
20 to 25 years
Typical re-roof
$6.50 to $9 per sq ft Concept
Best for
Ranch homes and tighter budgets

Standing-seam metal

Light, cool and fast to shed water. Reflects heat, which helps the A/C bill, and handles hurricane winds with concealed clips.

Lifespan
40 to 60 years
Typical re-roof
$13 to $19 per sq ft Concept
Best for
Modern homes and coastal lots

Flat and low-slope

Modified bitumen or TPO membranes for additions, patios and mid-century homes. Drainage is everything, so we fix the slope before we fix the surface.

Lifespan
15 to 25 years
Typical re-roof
$9 to $13 per sq ft Concept
Best for
Additions, porches, flat-top houses

We roof all of Miami-Dade, and only Miami-Dade.

Our yard is off the Tamiami Trail in West Kendall, so most of the county is a short drive. Staying local means we know the building department, the inspectors and how each neighbourhood's houses were built.

How a re-roof runs, start to finish

Most of the waiting is the permit. Once we start, a typical house is done in under a week, and someone from our office texts you every evening with what happened that day.

  1. Day 1

    Free inspection

We walk the roof and the attic, take photos and show you what we found. About 30 minutes.

  2. Within 2 days

    Written price

One price, line by line. Material, colour and warranty in writing. No pressure and no "today only" discounts.

  3. 2 to 4 weeks

    Permit and materials

We file with the building department, order the products and agree a start date with you.

  4. Days 1 to 2 on site

    Tear-off and dry-in

Old roof off, deck checked and renailed, rotten wood replaced, waterproof underlayment down. Your house is sealed every night.

  5. Days 2 to 6

    New roof and inspections

Tiles, shingles or panels go on. The county inspects the dry-in and the final. Magnet sweep for nails on the last day.

  6. Final day

    Walkthrough and warranty

We walk it with you, hand over photos of every stage and register the manufacturer warranty in your name.

Hurricane prep for your roof

Season runs June 1 to November 30. A roof rarely fails all at once: it starts at a loose tile, a lifted shingle or tired flashing. Here is what to do and when.

  • Book a roof inspection. Ours is free and you get the photos.
  • Clear the gutters and trim palm fronds and branches within 10 feet of the roof.
  • Check the flashing around vents, skylights and rooftop A/C stands.
  • Get a wind-mitigation inspection. Roof-to-wall straps and the right roof deck nailing can lower your insurance premium.
  • Photograph the roof and attic now, so you have a "before" for any claim.

Spread the cost of a new roof

A roof is not an optional expense when the insurer asks for one. Pick a term and see the monthly payment. Approval takes about ten minutes once we have your written price.

Licensed, insured and on paper

Licence
State-certified roofing contractor, CCC 0000369. This is a concept number: on a real site it links to the state's licence lookup.
Insurance
General liability and workers' compensation for every person on your roof. Certificates sent before we start.
Products
Every tile, shingle, panel and underlayment we install carries a Miami-Dade Notice of Acceptance for the High-Velocity Hurricane Zone.
Warranty
10 years on workmanship, plus the manufacturer's warranty registered in your name. Transferable once if you sell the house.
Insurance claims
We document damage, meet the adjuster and write the estimate in the format insurers use. Florida law does not let contractors waive or pay your deductible, and we never offer to.

Questions we hear every week

Not answered here? Call or text (305) 555-0187, Monday to Saturday, 7 am to 6 pm.

How long does a full re-roof take?

Two to four weeks for the permit and materials, then three to six working days on the roof for most houses. Tile takes longer than shingle or metal. Rain delays are common in summer, and your house is sealed every night either way.

Do I need to be home while you work?

Only for the first morning and the final walkthrough. We need access to the attic on day one and to an outlet. Pets are happier indoors or out of the house: it is loud.

Can you repair my roof instead of replacing it?

Often, yes. If the deck is sound and code allows a repair on your roof, it can buy you years. Ask us; Miami-Dade HVHZ rules apply. We will say so even when a replacement would be a bigger job for us.

My insurer says my roof is too old. What now?

Many Florida insurers ask for a roof certification or a 4-point inspection on older roofs. We can inspect, certify what passes and quote what does not, so you have the paperwork in one visit.

Do you offer financing?

Yes, from 12 months at 0% to 15-year plans. See the payment calculator above. These are concept terms on this portfolio site.

¿Me pueden atender en español?

Sí. Nuestros jefes de proyecto hablan inglés y español, y le enviamos el presupuesto en el idioma que prefiera.
